Examples can include but are not limited to a variance to permit a home business, a new shed, or any changes to property which require an exemption from the township's zoning ordinances. In simple terms, you are asking the Township to grant you relief from the literal enforcement of the law due to perceived hardships. A Variance is a request for relief from strict application of zoning regulations to alleviate an unusual hardship to a particular property. The Land Use Board’s duties are to deal with policy (The Master Plan) and the implementation of that policy through the zoning, site plan and subdivision ordinances as well as duties associated with variance relief. Professionals such as the Attorney, the Engineer and the Planner are also part of the Land Use Board. The four citizens appointed by the Mayor for a term of 2 years fill the position of Alternates. Class IV is comprised of 6 residents that are appointed by the Mayor for a four year term. Class III is a member of the governing Body and is appointed by the governing body for one year. Class II is for a Township official other than the governing body and is appointed by the Mayor for a term of one year. Class I is a one year term and is the position of the Mayor. The Holland Township Land Use Board is comprised of residents serving in various class capacities. In December of 2021 the Holland Township Committee adopted ORDINANCE 2021-18 “ORDINANCE ESTABLISHING A JOINT PLANNING BOARD / ZONING BOARD OF ADJUSTMENT AND AMENDING CHAPTER 100 ENTITLED “LAND USE” OF THE GENERAL ORDINANCES OF THE TOWNSHIP OF HOLLAND, COUNTY OF HUNTERDON, AND THE STATE OF NEW JERSEY”
